  1. Portland historically has been a small city bedroom community with what is perceived to be one of the best ISD's in the Coastal Bend of Texas. With huge growth of large industrial plants nearby, Portland has begun a substantial growth period.  Portland itself has no heavy industry and that is part of its charm.

  3. Property Description: 23.75 commercial acres being the remainder of tracts 7 and 8, Murphy and Anderson Subdv, City of Portland, San Patricio County TX. See survey plat, the metes and bounds description,  pics and required disclosures below.
  4. The 23.75 acre commercial listing is located at the NW corner of Moore Ave and Stark Rd. Moore Ave. is projected by the City to become its Southerly East-West Commercial Artery.  The 23.75 acres are not in any Flood Plain with relatively flat land 36 feet above sea level on its north side and 34 feet above sea level on its south side.  The County Doyle Drainage Ditch abuts the listing on its south side.  Potable Water and Sanitary Sewer were extended west along Moore to the new school and new subdivision on the west side of the school site.  The 23.75 acre listing should be easily developed without any costly infrastructural improvements.  It is possible that a contribution may be required by the City for the announced Stark Road rebuild.                                                                                        
  5. Surface Transportation:  293.90 front feet on TXDOT FM 893 ( Moore Ave ) and 1,117.67 front feet on City of Portland’s Stark Road.  TXDOT is engineering construction for the Major Thoroughfare FM 893 improvements.  Construction is expected to start in 2025 to widen the highway  from 2 to 5 lanes from Stark Rd West to County Road 3567.  The City of Portland has announced plans to rebuild the existing Stark Rd from a 2 lane County Road to a modern 3 lane Collector with curbs, gutters, sidewalks, and underground utilities. 
  6. Zoning is presently R-6 but for a City approved development, a PUD will be granted.
  7. Utilities: Potable Water, Sanitary Sewer, Power, and Stormwater drainage are available to the development site without significant off-site costs. Natural Gas is available nearby. 
  8. Schools: Gregory-Portland ISD (G-PISD) built, and classes began, at the new W.C. Andrews Elementary School in 2019. This school abuts the West side of the 23.75 acre site.
  9. G-PISD also purchased additional land on Moore Ave west of and abutting W.C. Andrews Elementary for new facilities when needed.
  10. G-PISD High School is 1.6 road miles to the Northeast of the subject listing.
  11. The landowners own two homes and a barn located on the site. In addition to the grazing lease, one home is rented. Both the grazing tenant and the home tenant will vacate within 60 days of closing. 
  12. Minerals: The property owners own 91.6666% of the minerals and will retain all minerals owned. However, they will not retain any rights for themselves, their successors, or any mineral lessee to use any of the surface for any purpose whatsoever. 

The subject 23.75 acre commercial listing shown in red is located at the western edge of Portland's existing residential development. While all development infrastructure will eventually be extended westward to County Road 3567, at present, infrastructure along FM 893 (Moore Ave) exists only to the WC Andrews elementary and the westward abutting Mostaghasi Subdv.
